BUY WITH CONFIDENCE

The Buyer's Guide

A straightforward overview of the buying process — from preparing your finances and searching for the right property to making an offer and getting the keys.

01

Get financially prepared

Review your budget, expected down payment, monthly carrying costs and reserves. A mortgage pre-approval can help establish a realistic price range.

02

Define the right property

Consider location, property type, commute, lifestyle, future plans and must-have features. Separating needs from wants makes the search more focused.

03

Search and view homes

Review listings, comparable sales and neighbourhood context. During showings, look beyond finishes and consider layout, condition, maintenance, location and resale factors.

04

Prepare an offer

An offer can address price, deposit, closing date, inclusions, exclusions and conditions. Strategy should reflect the property, competition and current market.

05

Understand conditions

Financing, inspection, status-certificate review and other conditions may be appropriate depending on the property and transaction.

06

Plan for closing costs

Budget beyond the purchase price for items that may apply, such as land transfer tax, legal fees, title insurance, adjustments and moving costs.

07

Prepare for closing day

Complete lender and lawyer requirements, arrange insurance and utilities, review final documentation and ensure required funds are available.

08

Get the keys

Once the transaction closes and your lawyer confirms completion, possession can take place according to the Agreement of Purchase and Sale.
